GUIDE FOR OWNERS

When purchasing a second home in Spain, it is very important to select the best property management company to look after and maximize your investment. Dreamworld Property do exactly that.  We offer a very personal service and knowledge of obtaining maximum rental potential.  Below you will find a description of our management services and what is required to set up the running of your property.  If you require any further information, it is available upon request.

Management:

On a day-to-day basis, our management staff will handle the general administration and running of your home.  Our company is equipped with the latest computer software for property management, account and reservation services.

Owner Account:

Management fees are paid annually in the sum of 900 euros. This equates to 75 euros per month.

We will account to you should maintenance or other costs arise. For this reason we require a 300 euro contingency fund that we hold should any emergency repairs need to be carried out.

Cleaning and Laundry:

We have our own team of cleaners and we will pre check your property prior to a guest’s arrival and upon departure. Upon departure, your home will be thoroughly cleaned and made ready for the next client.  The cleaner prior to each rental leaves the following complimentary items in the home:  Two dishwasher detergent tablets and toilet roll in bathrooms.  Bin liners are also supplied.

Current charges are as follows   

  • 1 Bedroom apartment    45 euro plus laundry
  • 2 Bedroom apartment    65 euro plus laundry
  • 3 Bedroom apartment    85 euro plus laundry                                      

Mid-week clean:

We offer mid-term cleaning service or daily maid service given a minimum of 24-hour notice.  This service is available to all owners and renters.  Additional fees will apply.

The Three “R”s:

Repairs, replacements and re-decoration.  It is imperative that your property is well maintained.  Our checks ensure that any necessary repairs or replacements are undertaken.  Cost will be advised to the owner prior to commencement of necessary works, whenever possible.  Under non-emergency circumstances we will await owner approval

If your property is new and items are under warranty such as A/C (air conditioning) and units malfunction, we will contact the service company.

Reservation Services:

Dreamworld Property work with various internet reservation services and will market your home to achieve maximum rentals. Some of these sites provide a free service, however some of the top sites require fees which can start at 149 Euros and range up to 900 Euros for the highest rankings. When we discuss our services with you we will be glad to advise you. If owners pay for this service our commission on bookings is 10%. If you prefer for the company to cover these costs then our commission will be 20%.

Reservations:

Bookings may change at the last minute and we will do all we can to notify you of any changes or cancellations.  In addition, your property may be rented at the last minute.

Owner Bookings:

It is imperative that the owner notify Dreamworld Property of any bookings that they may have taken for the property to enable the calendar to be updated immediately.  Before confirming a booking of your own, it is your responsibility to check availability with Dreamworld Property.  Once we have confirmed a reservation with you, any changes or cancellation requests, made by you, causing that booking to be moved, may incur penalties if alternative accommodation cannot be found.  It is imperative that all owner bookings and reservations are notified to Dreamworld Property immediately to ensure your property is available and to reserve your dates.
